  Concrete Sealing (and staining, which is sealing with a colored sealant)

In some areas, concrete topcoating seems to be a hot topic, but in most cases we recommend sealing your concrete
surfaces over topcoating them.

When concrete is topcoated, it does look much like fresh concrete, and is protected, but topcoating is more difficult
to clean and maintain than sealed concrete.  With concete sealing, the sealer will also protect the underlying concrete
from damage caused by water and erosion, but it will clean up better, and in general, will need less maintenance over
the life of the surface.  When we seal your concrete we use high quality V-Seal products, which we have come to
believe are a much better choice than any topcoating (or any other sealant) we have seen or used.

When a customer chooses to have their concrete sealed, we will be happy to do so using these TOP quality V-Seal
materials, and the cost will be very much the same as topcoating (maybe less). A good sealer will bond with the
surface, making it even harder and more waterproof than it was before it was sealed.  Some sealers other than V-Seal
may have to be re-applied more often than V-Seal or other concrete topcoat products, so in the long run, that could
cause them to cost more than using V-Seal in the first place.  Cleaning will cost about the same in either case, but
maintaining concrete topcoating is MORE expensive than sealing it.
 
ALSO NOTE that V-Seal can be applied as a sealant to new fresh concrete, sometimes even within minutes of it
having been poured. Seal it to protect it BEFORE it can get stains that will permeate, sometimes even being
permanent, and maybe even impossible to totally remove.

Seal your concrete, then clean contamination and other junk OFF OF the sealer, instead of OUT OF the unsealed
and unprotected (and often very porous) concrete.

Sealing your concrete should work well on porches, patio's, stoops where there is a concrete floor, and on most
concrete walks and driveways.  The garage floor is another one of these areas. Also consider sealing for your tile
and grouting as explained in the V-Seal section of this website.

We can apply anything from a clear protective coating, a colored stain/paint, or an epoxy material that can make your
concrete surface look much like a tile or marble floor.  We can also add a texture to these coatings where they will
NOT be slippery when wet.

When we apply these to your surfaces, when you will then volunteer to enter a long-term agreement (that you can
terminate at any time) for our regular pressure cleaning services, part of the cost of the above coatings will be forgiven,
on a pro-rated basis.  Please contact us for more details.
